The host (Katie) could not have been more helpful and friendly. Hot tub was excellent! My husband and I sat there one evening looking up at the stars and it was perfect! Such a beautiful area and lots to do - even in Jan! The property is very clean and everything is finished to the highest of standards and well thought out. Deer grazing on nearby field every day! Stunning.

The decor is beautiful, and I was really impressed with the thoughtful touches present throughout. If you've forgotten anything, you'll likely find it in Hector's House! It's very calm and peaceful in the area, and the house is set back from the main road so you don't hear traffic as it goes past. The house was always warm and plenty of hot water available. Very reasonably priced accommodation if you don't mind travelling to go and do things during the day.

The house was very cosy and clean. My ideal cottage just loved it. Everything there to use. Lovely log burner, which we made use of two nights. Central to all areas we wanted to visit. Super clean and everything explained. A nice welcome pack greeted us. Can't wait to go back.

It's all about the views also the location was good. We have had many boating holidays on the Broads and have boated past this boathouse many times without realising you could stay in it. We know that it could do with updating but it didn't really distract from our weeks stay. We would happily come again if it is available.

    We were met by the host and given a tour of the cottage We were provided with fresh scones, jam and butter and tea and coffee and milk - what a nice touch The cottage was spotless, nicely decorated and very well equipped with washing up liquid, shower gel etc It was a rainy miserable day and the host had very thoughtfully put the heating on for us which we really needed even though it was July . Would definitely recommend . In a great central village location close to shops and a lovely river walks from the front door.

    This beautiful cottage has been beautifully restored and has everything that you need in it to have an extremely comfortable stay. The owners have thought about practically everything to ensure you want for nothing. We even had scones with butter and ham waiting for us on arrival! Incredibly comfortable in a lovely village setting, close commute to all of Norfolk.

    Rose Cottage was clean, cosy and welcoming. Good information supplied by David and Julia for the cottage as well as surrounding area. Beds were really comfortable with fresh linen and kitchen was well equipped. Great shower room and comfy seating in the lounge made for a most relaxing stay. Central to the village with good pub and shop as well as The Staithe...perfect for us..

    Tiny but adorable cottage; extremely helpful hosts. Good bus services make this a highly suitable Broads hase for non-drivers, with easy access to Wroxham, Potter Heigham and Stalham. Ludham itself combines small village atmosphere with necessary shops and services. Complementary scones highly recommended.

    The cottage was well presented and the decor was tasteful. Located near Womack Staithe on the river Ant, this was a peaceful setting and conducive to a relaxing break. Ludham is a lovely village with a good butcher, and convenience shop. Most of all, we enjoyed the local walks, particularly to How Hill.
