It's absolutely perfect. Host took time to explain the different ways to get to Venice, where to have dinner etc. Big, clean room. Great bed and nice shower. Excellent breakfast. Beautiful views.

Really good breakfast, extra friendly and helpful staff. Room was clean and nicely done. The location is great and easy to find. They enable cheap parking, and they were really friendly to allow us leave the car a couple of hours more than the checkout. Recommend!

The hotel is great, we were here for 3 nights. We were welcomed very well after midnight due to our late flight. At the reception they gave us a map for AVM (you also have an app) this is a water taxi. 1 day is 25e, 2 days is 35e and you can ride unlimitedly we were with this to Murano and Burano. The staff is great and the rooms are great, there is always hot water and clean towels. I asked for an iron and I got it (a steam iron which is great if you only have hand luggage) The hotel is 2min from Piazzale Roma. Definitely if I visit Venice again I will visit this hotel again. The pictures were taken from the room window.

Everything was absolutely perfect! All of the personnel was so very kind! The room was spacious and as clean as home. The breakfast was excellent with delicious home-made cakes and the best scrambled eggs ever. The hotel is right opposite to the bus station that takes you to Venice and to the train station. I would definitely recommend this hotel to everyone travelling to Venice.

Everything is very clean and comfortable. The host has looked after us so well and made us feel right at home. The amenities are thoughtfully provided and we are so happy to have found this hidden gem!     Glad we had underground parking. As we stayed there a big hailstorm came and made some serious damage to the cars parked outside. The room was ok. Overall a good stay for the price. Great positioning, the bus station for Venezia was literally in front of the hotel.
