Stayed in Irvine bay several times as we visit Irvine alot. This is always my 1st choice when booking. Private secure entry system and everything you need for an overnight. Fantastic cafe right across the road called puffers always worth a visit for breakfast or lunch. Beach is a short walk along the stunning harbour and really close by to the shopping centre, railway station and plenty of pubs and restaurants to choose from.

Had a fabulous room with a view although we were in a family room have no doubt the other rooms were just as good. Very clean, spacious and mattresses were very comfortable. Owner was very helpful and friendly, best place to stay on our trip. Coffee & tea in room and welcome guide suggested some nice places to eat. Guest house has so much history and the harbour area is great for a nice walk. Directions were good and place easy to find and book in with no problems. Highly recommended and will definitely stay again...tks Andrew

Self check in was easy , once I realized I was on 2nd level 🤦‍♀️, the facility was lovely, staff exceptional, the amenities were a welcome bonus, including oatmeal! I loved the atmosphere of this very old building. The location was perfect for me, walking distance to everything I needed, the harbour, self walking tours, a modern shopping centre...and pubs!!!

    Lovely guest house, beds were so comfortable, Great location, easy self checkin, we stayed in room 8 which was upstairs front facing with lovely view .We ate at harbour lights few doors down ,food was fabulous great value for money and the entertainment on the Saturday was exceptional. Would certainly stay again if travelling to Irvine. Thanks Nick

    Small room but very clean & had everything needed. The little outside area was lovely to sit in. No issues with check in as host emailed everything to us. Great location to beach,wee cafes, restaurants & shopping centre. Would stay again

    Little hidden gem. Beautiful room, private outdoor patio right under the window. Very clean and tastefully but practical. Our favourite touch was the dog pack- a fluffy towel, stainless steel bowls and a portion pack of dried food, very thoughtful 😁. Perfect location for a night after all the walking on Aaron, very quiet and peaceful. Great host and clear communication. We will definitely stay here again.
